Planning consent for Knights Road, Newham

Ballymore has secured planning consent from the London Borough of Newham for the redevelopment of Knights Road in the Royal Docks.

This follows planning consents secured in January for its Thames Road scheme in Newham and Camley Street in Camden, bringing a consented total to over 3,500 homes and marking a significant first half of the year for the business.

The proposals, close to West Silvertown DLR, will transform an underutilised industrial brownfield site into a considered mixed-use neighbourhood, delivering 1,667 homes, including affordable housing and a strong proportion of family homes. More than 11,000 sqm of light industrial and flexible workspace is also provided, ensuring the site retains its productive character while supporting new residential uses.

The scheme, designed by Allies & Morrison, seeks to extend and enrich the established character of Ballymore’s neighbouring developments Royal Wharf and Riverscape, drawing on the Royal Docks’ industrial heritage through a robust architectural language and a varied townscape. A cohesive palette of materials, articulated building forms and a sequence of streets, yards and open spaces combine to create a distinctive sense of place.

Ballymore has a long-standing commitment to Newham, having delivered homes and neighbourhoods in the borough for several decades. This includes Royal Wharf and Riverscape – a 40-acre riverside community providing over 4,100 homes, alongside a primary school, public park, high street and new riverside connections.

At Knights Road, over 10,000 sqm of new public realm and 8,000 sqm of communal open space will be delivered, structured around a network of routes and connections that prioritise walking and cycling, and activate ground floor frontages to support local businesses and everyday community life.

As part of the proposals, Ballymore has committed £1million of ring-fenced investment towards improvements to Lyle Park, a valued local green space managed by Newham Council. Subject to consent, the company will work in partnership with the Council and local stakeholders through a co-design process to shape a programme of enhancements, including biodiversity, play and leisure uses – helping to reconnect the park more meaningfully to its surrounding neighbourhood.

This approval follows Ballymore securing planning consent in January 2026 for its nearby Thames Road scheme, close to the Thames Barrier – a 1,685-home mixed-use development including a new primary school, over 13,500 sqm of workspace and new riverside public realm. Together, these projects represent a significant and coordinated phase of regeneration across the Royal Docks.

Knights Road marks Ballymore’s third major planning consent in 2026 and forms part of its pan-London development programme, which has a pipeline of more than 16,000 homes.
