1,685 new homes as plans for Thames Road are approved

Ballymore has received planning consent from London Borough of Newham for the redevelopment of our Thames Road site on the north bank of the River Thames, to the east of Thames Barrier Park.

The consented scheme will deliver 1,685 new homes on the industrial brownfield site, also known as UNEX, including 173 homes for social rent. Designed by Howells, the proposals also include 359 co-living suites, a new primary school, more than 13,500 sq m of light industrial and flexible workspace, a new riverside park, and a range of ground-floor retail and community spaces.

The architecture responds to the Royal Docks’ industrial heritage through a rich palette of brick tones and varied building typologies, from riverside mansion blocks and townhouses to contemporary co-living buildings, creating a layered and distinctive new neighbourhood.

We have been delivering homes and neighbourhoods in Newham for several decades, with a long-standing commitment to the borough. Most recently, this includes the delivery of Royal Wharf and Riverscape, an exemplary 40-acre riverside neighbourhood providing more than 4,000 new homes alongside a new primary school, high-quality placemaking, a public park, a vibrant high street, and an accessible riverside walkway connecting Lyle Park and Thames Barrier Park, as well as a Thames Clippers pier.

Plans for a sister site at Knights Road were submitted in 2024 and are currently awaiting determination. Located a short walk from West Silvertown DLR, the Knights Road proposals comprise 1,667 new homes alongside 4,000 sq m of light industrial and flexible workspace, designed by Allies & Morrison.

Royal Wharf has demonstrated what high-quality brownfield regeneration can achieve, becoming an international benchmark for new town delivery since its completion in 2020. With planning now in place for Thames Road, we are excited to move forward and prepare to begin construction next year.”
