Minoco Wharf to Create Thousands of Homes and Jobs in East London

The Ballymore Group has submitted one of the largest recent Planning Applications to be made in London for a new urban district located in the Royal Docks adjacent to the River Thames.

The 41 acre site at Minoco Wharf represents the first part of a wider vision for the area including other Ballymore land holdings. This is not an isolated inward facing development but is seen as a catalyst for the whole area.

Anchored at each end by Pontoon Dock and West Silvertown DLR stations the development is 10 minutes from Canary Wharf and connection to the Jubilee line and five minutes from London City Airport. These already excellent transport links will be supplemented by a dedicated river taxi stop and the completion of the Cross Rail link to Custom House in 2017.

The ambition of the scheme is to create a landmark development which builds on the unique characteristics of London, creating a network of streets and squares naturally legible to its occupants.

This development will transform this part of London providing jobs in the emerging Green and Creative Industries to be promoted as part of its designation as an Enterprise Zone in the recent Budget, and up to 3500 residential units in a rich mix of houses, mansion blocks and apartments. This development will be home for up to 20,000 people living and working in the area.

Its beating heart will be a new high street and town Square with local shops, doctors, dentist, cafes, restaurants, nursery school, primary school and community hall. In fact everything you would naturally expect and hope to find in walking distance of your home and office.

For recreation the scheme supplements the existing Barrier and Lyle Parks with a new park and links all three with a unique riverside, ecological and recreational experience exploiting the river frontage and views to the Thames Barrier, The O2 and Canary Wharf.

The planning and design of this development has been completed in close collaboration with the London Borough of Newham, the LTGUDC and the GLA in a series of open workshops which have exhaustively tested the ideas incorporated into the proposals and created a model, we believe, for future regeneration projects of this scale.

Sean Mulryan, Chairman and Group Managing Director said "the Royal Docks represents a unique opportunity in London to create a new piece of living and working City representing a 21st century version of the great Georgian and Victorian developments of West London”.
